If you’re thinking of buying your first home or apartment, and you aren’t loaded, you’re probably preparing to drop somewhere in the region of R2 million on it.
Sadly, that’s considered a reasonable (and affordable) price for a house now.
It’s also a good time to buy property.
According to Business Insider, in the past months, only 2% of home-sellers were able to sell their property for the initial asking price, meaning that many sellers are now dropping their prices.
The kind of property you’ll get, however, depends largely on the location.
Here’s a look at what R2 million will get you across South Africa.
Johannesburg
Two-bedroom apartment in Melrose Estate:
R2 million will get you 98m² in the popular Melrose Estate cluster, with monthly rates of R2 200.
Three-bedroom house in Melville:
This house also has a separate laundry and studio, and Melville is a great area.
Pretoria
Three-bedroom house in Brooklyn:
Situated in a cluster complex, this house is fully carpeted and the main bedroom is en-suite.
Keep in mind that Pretoria was recently named the most expensive city in South Africa.
Durban
Four-bedroom house in Westbridge:
Described as a “modernly designed architectural masterpiece”, the house has a “sunken kitchen”, office and airconditioning throughout. Nice.
Polokwane
Four-bedroom house in Ivy Park:
Apart from four bedrooms, the house also has three lounges, three garages, three carports and two outside rooms. The plot of more than 1,000m² also has a borehole with safe water.
It’s basically an urban compound.
Bloemfontein
Six-bedroom house in Fichardt Park:
If the classy sculpture wasn’t enough to sell you on this property (we joke), it’s situated on a 1 064 m² plot of land. Each of the six rooms has its own kitchenette and en-suite bathroom.
Rustenburg
Eight-bedroom house in Pretoria Park:
The 1 490 m² plot contains a large house with three living areas, six bathrooms, a swimming pool and double garages.
Mbombela
Farm with four-bedroom house:
Situated on 2,1 hectares, and close to Mbombela, the farm has citrus trees for personal use and small camps for free-range chickens.
Kimberley
Four-bedroom house in Royaldene:
Just don’t move to Kimberley.
If you insist, though, you might be interested in this 1 397m² property that has a heated pool, a garage for four vehicles and double carport.

Cape Town
One-bedroom apartment in the city centre:
From farms and estates to the Cape Town CBD, where you have to sign over your first child to get anything decent for under a few bar.
R2 million will buy you a 40m², one-bedroom apartment located “extremely high up” inside one of the tallest residential buildings on the Cape Town Foreshore.
You get access to an outdoor swimming pool and gym which is nice, I guess.
Four-bedroom house in Observatory:
This “starter home” in Obs has a single bathroom and is located on a 186m² plot
If you can deal with the students and Obs hippies, then you’re good to go.
