Living in an estate brings with it a certain peace of mind.
Unfortunately, that also comes at a premium in South Africa which is why estate living is the fastest-growing luxury property trend in the country.
That’s according to Seeff Property Group, which states that estates have been among the best performing neighbourhoods with average price growth of up to 25% over the last five years.
To back that up, Property24 points out that “the latest Financial Mail Top Suburbs Survey also listed a number of luxury estates among their choice of best growth neighbourhoods over a one, three and five-year period”:
For high net-worth buyers, the secure lifestyle and good capital retention are the main drawcards. Aside from security, the demand for estate living is driven by the desire to enjoy a better quality of life, hence we see that buyers are often prepared to pay a premium for estates which offer communal space and amenities for residents, says Seeff.
The ten top estates to invest in right now, according to Seeff, are based on Outstanding price growth along with top-class security, leisure and amenities on offer, and proximity to urban and business centres.
Top of that list is Silverhurst Estate in Constantia, with a median price of R17,95 million:
The most exclusive estate in the Cape with 17% price growth over five years. James Lewis, managing director for Seeff Southern Suburbs says it offers a quality lifestyle with open spaces, a lake, trails, tennis, and access to top schools.
Priced from R8 million to R28 million-plus.
Why bother with an R8 million home when you can go straight to the top of the pile?
This R27,95 million listing for a four-bedroom home in Silverhurst promises “spacious, open plan and modern in design” with “quality finishes, and excellent flow from the indoor reception areas to outside entertainment area and garden”.

Sorry, not Constantia. Upper Constantia.
The Atlantic Seaboard’s The Ridge Estate also features on that list, as does Welgedacht Estate and Stonehurst Mountain Estate.
